The project consists in the construction of a shopping mall, a large supermarket, and three commercial buildings (one dedicated to DIY, one for the sale of appliances and the other for automobile services). The shopping gallery provides several types of business and leisure activities, integrated through the use of pedestrian lanes –the malls- that give structure and unity to the building. Leisure activities and facilities include shopping areas, cinemas, restaurants, a gym, a bowling alley and family entertainment.

Apart from the elements described above, 3.600 parking slots are included to give service to the mall.

Refurbishment of Madrid’s Town Hall

The building can be separated into various areas that articulate the new complicated programme. The core building, orientated towards Plaza de Cibeles, with its pleasant outdoor formalisation, crowned by the tower, and its strong interior spaces, must remain the main piece in the project. It must be honoured, respecting its basic morphology during its complete refurbishment and removing secondary or additional elements where necessary. It will host on its second floor the City Information Centre. The rest of areas will hold temporary or permanent exhibitions, while the first floor will hold projection and conference halls, as well as an auditorium.

It has been necessary to reconfigure the vertical circulation system to integrate the aforementioned spaces and allow public access to spaces that were previously private. Amongst these is the great tower, now turned into an exhibition area and a privileged vantage point from which to rediscover Madrid. The new routes, conformed by a panoramic elevator system, have been placed to allow visitors to ‘walk around’, enjoying the architecture of Palacios and Otamendi and, at the same time, the city that hosts them.

The link between the tower and its large base, turned into an obligatory stop in the tour, is taken advantage of to create a leisure area –cafeteria- from which to take care of the morphology of the building through its renewed decks.

Amongst the rest of key areas of the building, around which the southern structure of the building revolves, is the Patio de Correos. It will host the new Plenary Hall, a good option taking into account that it permits displaying its monumental value and its –up to now- unexploited architecture; as well as the fact that it locates the city’s institutional heart in a location with a strong link to public access from Cibeles and integrated into the administrative spaces’ flow system. Some of these are situated around it with their façades towards the Paseo del Prado and Calle Montalbán. The rest are to be installed in the courtyard opposite Ruiz de Alarcón street.

This is where the action is perhaps most evident in the project. Under the old courtyard, new spaces for essential services (stores, facilities) in addition to the large auditorium are created, where multi-use is achieved with the help of mechanisms capable of transforming the space. Above ground, rather than a residual area, the aim is to achieve a multifunctional space that sums the new Casa de la Villa’s objectives, a place of celebration and meeting, high capacity and versatility to host events for institutional or cultural holidays. A new deck is therefore designed, sensitive to transmission efforts and with a subtle presence.

Its support –very irregular- helps to create an organic form that clearly separates itself from the building’s architecture. It also helps to recover the original scale patio (without the addition of 1930) without manifesting itself in the urban environment.

Blood Transfusion Centre, Madrid

The project presents a wide range of design possibilities, both in building and design.

The program has been developed around a central spine, which by means of glass elements on the deck and interior courtyards, allows for interior lighting.

The building is three floors high, plus a basement that holds the parking lot as well as rooms for storage, etc.

The most important part of the programme is developed on the ground floor, where the main access for donors and workers is situated. Right across the main access one can find the cafeteria and auditorium.

The “blood factory” or Fractionation Laboratory, where blood extracted from donors or received through exterior donations is treated, takes up the central volume of the building.

The building’s backbone also contains the haematology laboratories on the ground and first floor, including offices and support areas associated to them. On the second floor one can find the research laboratories, white rooms, etc.

Administrative offices are situated in the area near the main access on the first floor. Management and direction offices are situated on the second floor.

Mobile units are located on the ground floor, close to the exit into the manoeuvre courtyard.

Refurbishment of the Palacio de los Deportes, Madrid

The complexity of both the geometrical dimensions and the wide variety of space uses contribute to the difficulties of adapting the project to the building’s requirements. It is important take into account the vast amount of different shows that are held in the building, ranging from sports events (such as boxing or athletics, each with its own occupation needs) to music concerts (where acoustics are essential for the success of the show). All of this adds complexity to a central area with heights of up to 35m and 60x90m in area.

The HVAC system projected for this area consists of state-of-the-art variable geometry inducers placed on the roof of the great hall. These inductors are primary air conditioners from one zone to the area and through a gate change can boost a dart up to 35 m high with hot air. Drive cold air into the movement of the blades allows for an air conditioning by moving from top to bottom. Additionally, broadcasters have been placed in areas where step was not geometrically possible extent through the inductor. The two areas of this central area have been preserved have been conditioned through nozzles.

Generation of chilled water is done by 6 screw-chillers with air condensation. Hot water is produced by four natural gas boilers.

The majority of air conditioners that supply air different parts of the building have been placed in the four cores of stairs, situated in special rooms located in different levels of the stairs. All have caustic air intakes to prevent transmission of noise outside the rooms.

The electric system is designed with three processing plants, two of them for exclusive use of the chillers and placed very close to them. Electricity for shows is provided by an exclusive transformer, thus separating electricity consumption for common uses to the more specific ones associated to shows. The dramatic lighting meets all the conditions which may be required for various uses, such as broadcasting of digital television. Projectors are equipped re-ignition systems.

There is a double electricity supply from the public network, ensuring normal operation even if one fails. In addition the building has the necessary systems for self-generation of electricity for general services of the building.

The fact that a fire had burnt the building down has been a particularly sensitive topic in this project. Besides the great design effort in terms of passive construction (non-combustible construction), building services have been developed proactively to reduce the risks in case of accident. Highlights among these measures are the detection space by means of central vacuum system and laser smoke analysis.

Special mention deserves the study for smoke control in case of fire. The geometric characteristics of the central space, 35m high and spectators at various levels, provide for a conflictive site when addressing smoke control. To solve this model does not fit the characteristics covered by the rules, GEASYT has requested the cooperation of the Department of Energy Engineering and Fluid-Mechanics of the ETSI Industriales of the Universidad Politécnica de Madrid. The final solution has been to lead various sectors of smoke curtains down by actuating an automatic extraction system forced by axial fans in the upper part of the volume with a total air flow of 294 m3 / s.

The project incorporates a loudspeaker system for the building, CCTV, WiFi, and an extensive network of voice / data to enable the connection of equipment from multiple points.

Ultimately the project was conceived to meet the maximum requirements of a sports centre for the Olympic Games.

Campos Velázquez Complex, Madrid

Campos Velazquez Complex consists of six buildings with an approximate area of 38,900 m2 located in the block between the streets Velázquez, María de Molina, Nunez de Balboa and Pedro de Valdivia, Madrid.

The complex has an underground gallery which links all the buildings and distributes water, electricity, communications and the fire network.

Even though the building has undergone several partial renovations, the complex’s building services present many functional or adaptation problems, specially taking into account that the building is 40 years old and some of these services are out of use (and some are even difficult to identify). Furthermore, both the gallery and the building prove to be very complex to adapt to the current regulation.

The aim is therefore the complete renovation of HVAC, fire protection, electricity and plumbing services; as well as the incorporation of control systems and facilities management, layout of new networks and security upgrades.

Regarding the gallery, the aim is its complete refurbishment, access and security upgrades, as well as the replacement of sewerage collection and withdrawal of obsolete building services.
